On 1 month Revenue share model of £1,000 per month / gross payout, platform commission deducted (Airbnb, Booking.com etc) our total commission fees of 15% would be £150 + VAT (£180 inc VAT). The cleaning is paid by the guest. Net income = £850 + VAT (£820 inc VAT).

We advertise your property across multiple booking platforms to reach a global and diverse audience of potential residents. These platforms include Zoopla and Rightmove for longer lets, and Airbnb, Booking.com, Expedia and HomeAway for shorter lets. In addition, every property is marketed on our own booking platform.

You will receive payment for any short let stays in the first 14 working days of the next calendar month. For longer stays, you will receive payment within 7 days of the rent being received from the resident.

We’re looking to bring on top-quality, unfurnished apartments; a studio to three-bedroom apartment; newly built or recently renovated.
We prefer unfurnished properties so that we can furnish them ourselves.
However, we look at each flat on a case-by-case basis. Settlers is happy to assess the furniture and discuss next steps if your property is furnished. -
Revenue share model:
There is no minimum contract length with us and you can remove your property from our booking platform at any time. All we ask is you honour the residents who have already made future bookings in your property.
Guaranteed rent model:
In general,Settlers is looking to sign a long term lease with each of our individual property owners. We prefer to take possession of properties for at least three years, and our minimum contract duration is one year. When you rent out your London apartment to us, you are entering a long-term partnership.
